How it works
Step 1: Vision and Budget
We will begin by discussing your concept and other details. Some of these details include design, location, size, style, timing, objectives and funding. Based on your requirements, we will provide you with a high-level estimate of the anticipated cost to build your home. Our budget is based on the use of high-quality and cost effective trades people with whom we routinely work. This phase is typically completed in less than one week and at no cost to you.
Step 2: Design and Permits
Once you have decided to work with us, we will collaborate on the layout, engineering and architectural elements of your project, bringing your vision to life in large format renderings. Once the architectural drawings are approved by you, we will work directly with the city (and other stakeholders such as conservation authorities) to obtain the necessary permits. This phase is typically completed in 4 to 10 weeks. Please note that some municipalities can take up to 12 weeks to issue a permit.
Step 3: Build your Home
With permits in hand, construction begins. We handle all aspects of construction including site management, ordering materials, scheduling trades, organizing inspections, and the general administration of your project. We are excellent at communicating and we will provide you with frequent progress updates. This phase is typically completed in 6 to 12 months.
Step 4: Move In!
As experienced builders, we aim to make your homebuilding experience as seamless as possible.
What it costs
The cost to build a custom home depends on several key factors such as size, style, site conditions, accessibility and complexity. Recently, we have found that the average cost to build a custom home in the GTA and surrounding area has been:
$265 per square foot for a 2,500 to 3,500 square foot home with modern finishes.
$285 per square foot for a 3,500 to 5,000 square foot home with premium finishes.
$320 per square foot for a 5,000 to 8,000 square foot home with luxury finishes.
The average cost indications provided above do not include the cost of the land upon which your home will be built.
